How does it work
After appointing us to manage your property, we'll immediately be responsible for the receipt of rental income and the relationship with your tenant, resolving promptly and professionally any issues they may incur with your property.
We manage the appointment of professional tradesmen to attend your property whenever the need arises, and keep you informed whenever such work is required.
We also inspect your property three times a year to check its condition and for any issues that have not been reported by the tenant.
WHAT ARE THE DETAILS?
The following describes in detail what we provide Landlords with our Management Service:
collection of rental income from Tenants
remittance of rental income to Landlords with accompanying statements
provision of a credit control service, pursuing all late or non-payment of rent
concierge service for Tenants, addressing any issues relating to your property
provision and oversight of trusted professionals to resolve any issues with your property
provision of a key-holding service to provide access property (if Tenants lock themselves out)
organise an annual gas safety certificate if required (£55 charge)
organise an energy performance certificate required every 10 years (£50 charge)
regular physical inspections to ensure your property remains in a good condition
register and remit the damage deposit with the Deposit Protection Service (DPS)
advise utilities (electricity, gas & water services) when there is a change of bill payer
physically attend the moving in of Tenants at managed properties
organise the inventory checkout at the end of the tenancy
negotiate with the Tenants any deductions from the damage deposit due to the Landlord
arrange for the remittance of any agreed deductions from the damage deposit to the Landlord
organise for the repayment of the damage deposit less any agreed deductions to the Tenants
organise for a Portable Appliance Test (PAT) to ensure the safety of electrical appliances (if required)
organise acquiring a Domestic Electrical Safety Certificate (if required)
arrange for the installation and annual check of smoke & carbon monoxide alarms
(all rental properties are required by law to have a smoke alarm on each floor)arrange for a Legionella risk inspection of the property’s water systems (if required)
(Landlords are legally obliged to inspect their properties for health and safety hazards)arrange for the property to be professional cleaned prior to the arrival of new Tenants
recommend, arrange and supervise agreed refurbishments to the property
This service is FREE for 6 months when subscribing to a 12 month Management agreement with us.
The Management Service is charged at only 4% of the property's rental income and is paid monthly over the period of the rental term.
