How does it work

You’ll get a FREE, no obligation estimate of the monthly rent we believe you can get for your property and a FREE Rent Optimisation Consultation, advising you how to potentially increase your property’s rental value.

Once we’ve agreed with you an asking rent, we’ll advertise and show your property to prospective tenants. 

We'll negotiate any offers, carry out enhanced credit checks, prepare a tenancy agreement and collect the first month’s rent and a damage deposit on your behalf.

What are the details?

The following describes in detail what we provide Landlords with our Lettings Service:

  • physically inspect property and become familiar with its features & benefits

  • organise for professional photographs to be taken

  • organise for the creation of a floor-plan

  • advertise property on UK's leading property portals

  • accept and respond to enquiries from prospective tenants via SMS, email and telephone

  • personally attend viewings of the property to prospective tenants

  • negotiate rental income with prospective tenants (and any requested changes to the property)

  • collect holding deposits from applicants (equivalent to two weeks rent)

  • arrange professional enhanced checks of applicants’ references and credit history

  • prepare a tenancy agreement between the Landlord and Tenant

  • enable the tenancy agreement to be signed electronically using our digital eSignature system

  • collect five-weeks rent as a damage deposit

  • remit the damage deposit to the Landlord (unless we're managing the property)

  • collect the first month's rent from the Tenant

  • provide the Tenant with the payment details for the ongoing rental payments

  • organise for a professional Inventory Clerk to produce an Inventory of the property

  • provide the Tenant with sets of keys to the property

All of the above (other than the Inventory) is covered by our rental commission, which is FREE for the first 6 months for new Landlords to NH Properties (first instruction only).

If a tenant continues to reside at the property after the initial 6 months period, we charge a commission of 8% on the rent for the next 6 months and 6% on all rental income thereafter.
